The meeting was called to order at 7:30 P.M. by President Bob James. He welcomed all new members. All rose for the Pledge of Allegiance.

BOARD MINUTES. Motion to waive the reading of the minutes from the March 24th Meeting made by Anne Ryan and 2nd by Janice Kalmbach.Passed unanimously. Motion to accept the minutes from March 24th made by Ray Kerce and 2nd by Kirk Murray. Passed unanimously. Motion to waive the reading of the minutes of the April 14th Special Meeting made by Anne Ryan and 2nd by Kirk Murray. Passed unanimously. Motion to accept the minutes from April 14th made by Ray Kerce and 2nd by Kirk Murray. Passed unanimously.
Bob James introduced everyone to our new manager representative Bob Dolson. Bob Dolson then gave a brief overview of what he does. He has been in his field of work for 19 to 20 years. He looks forward to working with everyone.
VICE-PRESIDENTS’ REPORTS. Eva Dunberg-Tarrant had nothing to report on. Barbara Gehrkin reported that she is working with the Property Appraiser’s Office to get all 222 units coded properly. She is close to making sure all our contractors are properly insured and licensed. She contacted the Property Appraisers office to make sure a Homestead wasn’t improperly being claimed. Everything seems to be OK. She also prepared contracts for Cluster 2 and Cluster 3 for new gutters.
TREASURER’S REPORT. Operating receipts in March were $83,116. Operating expenditures in March were $60,496.06. Operating accounts at BB&T $ 81,116.35. Due in Equity -$51,837.77. Plus petty cash $275. Operating balance $29,553.58. Improvement and Contingency Funds $256,800.57. Reserve Funds $286,369.97. Total $543,170.54. Total checking and savings $572,724.12. Due from accounts receivable $ 8,787.31. Since January we have spent $187,410.25 on roofing which has come from the improvement/ contingency and reserve accounts for Cluster 2, 3,4,10 &13/14.
SECRETARY’S REPORT. Gerry would like all of the Directors E-mail addresses to give to Allied.
Cluster 2. They had a meeting on April 23rd with 11 people attending. David Woods painted the bumpers. Steve Burling along with a few Cluster 2 residents did some landscaping. David Woods painted the stairs and walkway. The gutters are on hold for right now. Steve Burling made a motion to have all board material given to the Directors 72 hours in advance. It was 2nd by Geno Graziose. Passed unanimously.
Cluster 3. Roofs are finished, still working on the gutters, shutters and 3 broken windows.
Cluster 4. Roofs are done. Judit Balint is still learning. Judit saved the cluster some money by using the old downspouts on the gutters.
Cluster 5. Janice Kalmbach made a motion that she is allowed to spend $8,875 on painting her cluster, with work being done by Pat Devivio. It was 2nd by Anne Ryan. Passed unanimously.
Cluster 6/7. Nothing major. Did a lot of improvements over the winter. Sad news for Cluster 12 they have lost 2 residents, Nell Hutt and Fran Deaver.
Cluster 8/11. Ray Kerce made a motion to have a unit in 8/11 put back into original condition. This means that any work not approved of such as extra bath and bedroom be brought back to what it was. 2nd by Anne Ryan. Passed unanimously.
Cluster 9. Good Cluster 10. Duane Stuart reminds all, do not cut the flashing when putting in gutters.
Cluster 12. Good
Cluster 13/14. 4 tile roofs and 11 flat roofs are started. Geno Graziose reminds all to keep your car doors locked.
OLD BUSINESS Windows in Cluster 2 Unit 101 &113. It will be put on hold until Allied takes over. Comcast. If anyone has problems with their bill give it to Bob James and he will try to get it corrected. Disruption of Meeting. The meetings of Board of Directors are designed to conduct Board business. No interruptions will be tolerated. You can use your 3 minutes but that will be the limit.
NEW BUSINESS Fines. An individual verbally attacked our Treasurer. Motion made by Bob James to fine the individual $50. Steve Burling made a motion to raise it to $100. Kirk Murray wanted to leave it at $50 but will be doubled if it happens again. Motion to fine for $50 2nd by Kirk Murray. Passed unanimously.
Bikes in the pool. PLEASE do not bring bikes in the pool area. Please use the bike rack outside of the pool area.
Bank Account Administration. Gary Roy says that we need to do some housekeeping to the Boundbrook operating bank accounts. We need to add each of the current officers to the signature list and remove the old signatures that are no longer needed. This would clean- up these accounts and provide adequate back-up for the 2 signature requirement when someone is out of town or otherwise unavailable. This would actually involve each of the officers going to each bank as this is now done electronically at each bank. A motion was made to have the Treasurer modify the signature cards on all of the Boundbrook operating accounts to include all of the currant officers and remove all of the old signatures no longer needed by Jack Marr and 2 nd by Steve Burling. Passed unanimously.
Maintenance. Good Finance. Good Fines. One at this meeting.

Security. Make sure your cars are locked. We had two cars broken into. Both cars were unlocked. Remember if you see something say something.
Water Report. Nothing
Gift Committee. Nothing
Grounds Maintenance. Weed control people came in and its looks like we have a pretty good weed kill. We are going to have this done twice this year. Hopefully next year it can be done 3 times. They came in and sprayed fertilizer but unfortunately it rained the next day. Next month we will start the annual tree trimming. Sharon will get with the Directors before they come.
Pool Maintenance. The pool deck has been resealed. There will be a spraying for ants. Remember babies and toddlers are not allowed in the pool. Water aerobics are at 10 A.M., usually on Tuesdays.
Social. The next party will be on the 4th of July.
Legal. We now have ONLY 6 units for sale with 4 under contract. That leaves only 2 left for sale or rent. Prices range from $55,900 to $79,900. The last foreclosure has been paid off. This month only one unit owes more than two months. Estoppel Report for this year shows a profit of $1200. We ended 2013 with $3100, 2014 with $3750 and 2015 with $4650.
When April began, I thought my major task would be getting ready for the upcoming transition to our new Property Manager effective 1 May 2016. Little did I know that one bomb after another would be set off. After many complaints from Board Members and attendees about the meeting disruption last month, we got a legal opinion of our rights in the future. The individual was advised of what will happen in the future and he agreed to conduct himself as a gentleman. Then, an owner files a request to review seven years of Association documents. No reason and refuses to say what he hopes to accomplish so we could narrow down the search. He and his wife began their search on 27 April and will continue it next week under the supervision of our Association Secretary, Gerry Roy. Next comes an owner that gets caught by her Director totally tearing out wall while trying to convert a one bedroom, one bath into a two bedroom, two full bath including shower and all. He stops them but they are totally ignorant of procedures and still think they should be able to do anything they desire. Next comes a continuing complaint from one of our Directors. This time he files a legal action with the Florida Department of Business Professional Regulation that makes no sense and has to be sent to our lawyer to respond before May 6 to avoid penalties. Not to be outdone, a dog owner files a complaint with both HUD and OEO claiming we are violating her rights. Finally, as if Anne Ryan hadn’t had enough problems in Cluster 3, the gutter contractor screwed up and damaged the new roof. All I can say is welcome Allied! I have had all the fun I need in a lifetime. (Bob James)

Mrs. Rodriguez wanted to make sure her concerns were going to be addressed after Allied takes over.
A Realtor had concerns about a unit for sale not being addressed. Bob James stated that it was not brought to the Board in time. He also stated that commissions should not out weight the communities’ best interests. That is why the Vice President is working on a project to correct records.
